Sam, the number of days on market is indicated on the mls listings for properties in the MRIS area, and you will see it displayed as DOM/DOMPP for "Days on Market with Current Listing / Days on Market with all Realtors." In other words, the Days on Market will show, even if you change real estate agents. The only way to clear that second half of the information is to keep it unlisted for 90 consecutive days.

Days on Market are not the issue for sellers and buyers today that it might have been in another market, because everyone is aware that some GREAT homes have been on the market a long time due to conditions beyond the control of sellers and buyers.

If you have any other questions, please feel free to call me or email me. No obligation - I'm happy to answer your questions.

Brian, I always enjoy your articles, and this one does a great job of addressing a common question. You are absolutely right about the assumptions that buyers make, when the real reason for a property not selling is usually "just" price. Thanks for contributing this post, and I hope that some folks will click through to read (and even subscribe to) your fabulous Northern Virginia and Washington D.C. Real Estate Blog.

Hi Margaret,

Thanks for featuring my article in your blog. I am sure that this information will be as useful to your readers in the Crofton, Davidsonville, Gambrills, and Odenton markets as it is to mine in Northern Virginia.
