Catching The Elusive Home Buyer

Several Crofton area home sellers are competing for every home buyer… not unlike these anglers trying to catch a single fish in the pond.

Besides having the best house on the block and lowering your price thousands below what you could’ve gotten two years ago (if only you’d sold then!) what kind of bait can you use to help attract buyers to your home?
It’s really not rocket science… you just have to put on your buyer’s hat for a moment and think about your home from a buyer’s perspective. Ask yourself, “What other expenses or hassles will a buyer have when he moves into my home?” If you can eliminate or reduce them for your buyer up front, you will have a competitive edge over other home sellers in your neighborhood. Here are just a few ideas:

Offering to pay all or part of the buyer’s closing costs.

Offering to pay six months or a year’s worth of buyer’s condo or HOA fees, if applicable.

Offering to pay the initiation fee to Crofton Country Club or Walden for your buyers – especially if your home overlooks the golf course.

Offering to pay for a 1–year membership to a local gym for your buyer.

Offering to pay for new kitchen appliances or carpeting.
Buyers are often willing to pay full price for a home with incentives like these. You could, in fact, net more in your pocket than other sellers who negotiate solely on price. Price IS important, but it’s not the only thing that will catch a buyer’s eye.
