Crofton Sales Climbed 37% in December 2011

No matter how you look at it, sales were UP in Crofton, Maryland, last month. Twenty two homes sold in December 2011, compared to just sixteen in the same month of 2010 – a 37.5% increase. December sales were up 22.2% in the 21114 zip code from eighteen during November 2011. There were seventeen homes sold during October 2011. Clearly this trend is going in the “right” direction!
“Balance” is the barometer I use to evaluate the Crofton real estate market and predict its short-term future direction. This is done by determining whether new sales and new listings number about the same. (If new listings are double the number of new sales, for example, it’s a bad thing for sellers and a good thing for buyers.) New pending contracts in December and new listings were very much on balance: fifteen new listings vs. fourteen new pending sales.
Crofton home sellers and buyers can both find something to like in the December real estate report, as balance seems to be returning. Could we see a “normal” real estate market in 2012? I hope so.

Baltimore Beer Week Begins Today

Don’t miss the “Star Spangled Banger” Parade today at Fort McHenry National Monument. It’s the official kick-off of Baltimore Beer Week, which begins today and runs through October 16.
Actually it appears to be more of a pub crawl than a parade, as participants wind through Baltimore streets, visiting assorted landmarks and taverns. Ultimately, it will arrive at Rams Head Live! for the 2011 Baltimore Beer Week Opening Tap Celebration where you can enjoy a beer with the sponsors, owners and brewers of Baltimore’s craft beer establishments, from 6–9 p.m.
There will be 328 events, in all, including ”A Bar on Every Corner” … Historical Walking Pub Tour on Sunday, October 9, 3–7 p.m., beginning at Elliott’s Pour House, 3728 Hudston St. ‘Sounds like an interesting perspective.

Crofton Area Homes on Acre-Plus Lots

Q. The Crofton area is very convenient for me, but I prefer a larger lot. How far do I have to go to find a home on an acre or more?
A. Not far at all!
Commuters who drive past the brick gates in front of Old Crofton on Route 3 sometimes aren’t aware there’s more to the greater Crofton community. In fact, there are a number of neighborhoods nearby, where the lots are an acre or more and the kids attend Crofton schools.

When are we going to see the impact of BRAC on Crofton real estate?

Q. I keep reading about all the relocation to this area for BRAC 2005. When are we going to start seeing this?
A. We’ve been seeing it for some time, and that’s one of the things keeping our market more healthy than most.
- 4,272 jobs relocated from Northern Virginia for their positions at the new 1.1 million sq. ft. building occupied by the Defense Information Systems Agency (DISA). These include 340 military personnel, 2,493 civilian DOD employees, and nearly 1,500 embedded contractors.
- Construction was complete in July for the 186,000 sq. foot headquarters building for Defense Media Activity (DMA), which houses 663 jobs, including 217 military personnel, 314 DOD civilians, and more than 130 direct contractors. Most of these jobs relocated from Northern Virginia and D.C., within commuting distance of Fort Meade, at the rate of about 200 per month.
- 760 employees of the Adjudication and Office of Hearing Appeals Offices have been moving into their new 152,000 sq. foot facility at the rate of about 200 monthly, since June. These jobs relocated from California, Ohio, Virginia, Massachusetts, and Arizona.
Additional job growth will continue at Fort Meade and NSA through 2015, including nearly 700 direct jobs relocating from Virginia, D.C., and Texas, and another 10,000 contractors.
We’ll probably continue to see impact from all these new jobs at Fort Meade and NSA in the coming months and years as commuters from Northern Virginia and D.C. eventually relocate to Anne Arundel and Howard Counties for the shorter commute, lower taxes, and attractive home prices.

Crofton Residents are Preparing for Hurricane Irene

Crofton residents are feeling relatively secure, compared to our neighbors in low-lying areas of Anne Arundel County and the nearby Eastern Shore of Maryland, as we anticipate Hurricane Irene over the weekend.
Hopefully everyone is prepared with plenty of glow sticks from the Dollar Tree as well as bottled water, canned food, peanut butter & jelly, toilet paper, batteries and other essentials. But there are a few other things to remember:
- Bring inside your outdoor furniture, lawn ornaments, flags, bird houses and feeders, and other items which could become projectiles in gale-force winds.
- Anticipate that your dog may not be able to go outside when nature calls, so you should have plenty of newspapers handy plus paper towels and plastic bags for clean-up.
- Make sure your laptops, cell phones and cameras are fully charged in advance of the storm (you may need that camera for photographing damage).
- Unplug electronic items which could be damaged in the event of a power surge (when electricity comes back on after an outage). We lost a microwave through a power surge, a few years ago – that’s something we never thought to unplug.
- Avoid low-lying nearby roads after the storm passes because there will probably be flooding: Route 450 between Annapolis and Crofton, the main gate of Old Crofton at Rt. 3 and Crawford Blvd., and Patuxent Road between Crofton and Piney Orchard.
Watch for a sequel to this post next Wednesday, August 31, when I expect to post some “after” photos. In the meantime, let’s all hope there’s no serious damages or injuries in Crofton!
