Why get a pre-approved loan before home-shopping in Crofton?
The benefits of having a pre-approved home loan are without question. It is good for the buyers, the sellers and the agents. It saves time and money and also removes any uncertainty whether the buyer is qualified.
The direct benefits include:
- Amount the buyer can borrow decreases as interest rates rise
- Looking at “Right” homes – price, size, amenities, location
- Find the best loan – rate, term, type
- Uncover credit issues early – time to cure possible problems
- Bargaining power – price, terms, & timing
- Close quicker – verifications have been made
There a big difference between sitting down with a licensed mortgage professional compared and rely on a mortgage calculator found on some random website. The cost of being pre-approved is a bargain – in fact, FREE, except for the cost of a credit report.

Crofton Summer Concert Series on the Village Green

It’s that time of year again for lazy Sunday evenings on the Village Green in Crofton, Maryland, beginning this Sunday, June 3. All concerts are free and open to the public, but you have to bring your own seating (a folding lawn chair), refreshments (cooler full of water or soda), and bug spray.

This Summer Concert Series on the Crofton Village Green is brought to us, in part, through a grant from the Arts Council of Anne Arundel County.
More details: All concerts begin at six p.m. and last approximately two hours. There’s plenty of free parking at the Crofton Village Green. Unfortunately, there are no rain dates scheduled.
What a great opportunity to expose your kids and grandkids to live music!

Crofton Public Schools Are a Magnet for Relocating Families

Crofton public schools are a magnet for many families relocating to the DC-Baltimore-Annapolis triangle. And, with good reason… Many of our schools have been recognized on a County and State level for their excellence again this year:
Crofton Meadows Elementary was named a 2012 Maryland Blue Ribbon School of Excellence by the Maryland Department of Education. 100% of tested students scored proficient or advanced on math in the Maryland State Assessment Test and 99% of them scored proficient or advanced in reading. According to the Maryland Department of Education, Crofton Meadows’ teachers constantly assess their students, analyze the results, and use the data to drive and form instruction.
- Crofton Woods Elementary was named a 2012 Maryland Green School by the Maryland Association for Environmental and Outdoor Education. This certification was earned through a two-year certification project during which the school established an effective, proactive environmental program that involved the community in becoming more environmentally conscious. They integrated “green” thinking into every aspect of the school experience from staff professional development to community celebrations.
- Crofton Woods Elementary also received the Maryland School of Excellence in Arts Education Award from the Arts Education in Maryland Schools Alliance Inc. (AEMS) for its outstanding efforts to incorporate the arts into their learning environment. You can view over 3,000 samples of Crofton Woods art projects online, along with a PDF file available that shows China art, painted rain barrels, shadow puppets, and symmetrical art projects.
- A Nantucket Elementary parent received the Maryland Parent Involvement Matters Award. Ambareen Jafri was the statewide winner, after four years of service to Nantucket Elementary and the Anne Arundel County School System. This busy mom, who speaks URDU, began her volunteer service to the school by translating for Indian and Pakistani students.
- South River High and Arundel High excelled in the 2012 High School Challenge, which ranks schools and school systems nationwide based on Advanced Placement, International Baccalaureate, and other college-level exams given to graduating seniors. South River is the top Anne Arundel County School, eighth in Maryland and 21st in the region. Arundel ranked 8th in the County, 18th in Maryland and 49th in the region.

Three schools in the greater Crofton Area have received funding for addtions and/or renovations:Crofton Middle ( $2.9 million for additions), Crofton Elementary ($1.4 million for renovations and additions) and Waugh Chapel Elementary in nearby Odenton ($784,000 for their gymnasium).

Crofton Real Estate Market Update – April 2012

I’m happy to report that the Crofton MD real estate market showed several signs of improvement last month My office is hopping busy, with every one of our many conference rooms often occupied by potential buyers and their agents. Statistics prove that many of them purchased a home in April 2012.

Price: The median sale price in Crofton last month was the highest we’ve seen in any April over a five-year span, and the average sale price was the highest over a four-year span.
Balance: While new listings still outnumber new contracts and new solds, the ratio is more favorable to home sellers than any April in this 5–year chart.
Days on Market: Days on market have steadily dropped since 2008. Only 2010 was lower, when the federal home buyer credit was in place (requiring buyers to be under contract by April 30 to qualify).
What does this mean to you?
Home Sellers – These and other real estate statistics suggest there hasn’t been a better time to sell in years. If you’ve been waiting to downsize or make a move up from your crowded townhome to a detached home, now is the time!
Home Buyers – You may have missed the bottom of the market, because we seem to be on the upswing. Yes, there’s a chance things will turn around, but I wouldn’t risk waiting – especially since interest rates are the lowest I’ve seen in my forty-year career.
There have been many months during recent years when I’ve struggled to find one positive statistic to report. This month, it was easy. Let’s hope it stays that way!
