Why Buy a Crofton MD Townhome?

You probably already know that Crofton, Maryland, was named one of Money Magazine’s Top 100 Best Places to live last year, based on its location, amenities, affordability and other criteria.  But why choose a Crofton townhome, rather than a detached house?  I can think of several reasons, including these five:

1.  Crofton townhomes appeal to young and old, singles, seniors and families.  If yard work is not how you want to spend your weekends, it’s very likely that a Crofton townhome is right for you.  With parks, two golf courses, and other recreational facilities in the community– who needs a yard, townhome-buyers ask.

2.  There are more than 20 townhome communities in Crofton within the 21114 zipcode, as well as several more in the greater-Crofton area.  Some of these Crofton townhomes were built within the past five years, but most are older – in established areas of the community with mature trees and excellent locations.  You have many options if living in a Crofton townhome community is on your wish-list for 2008.

3.  Crofton townhomes come in many price ranges, from $200,000 to $449,500.  Use the free mortgage calculator to estimate monthly payments and determine what price range is right for you.

The least expensive Crofton townhome currently on the market (1/6/08) is a 35–year old 2–bedroom 1–level unit in Habitat, located in Crofton Meadows.  It is described as “Gorgeous one level condo features new pergo floors throughout; upgraded kitchen, upgraded bathroom; huge fenced yard with gorgeous view and much more! Ready to move in! Show and sell today.”  This seems to be a wonderful opportunity for any buyer, since this Crofton townhome is priced about $35,000 lower than 2–bedroom Habitat townhomes sold for a year ago.  In fact, it is a short-sale.

The most expensive townhome on the market now (1/6/08), at $449,500, is a 42–year old brick end unit townhome in Crofton Georgetown, with 4 bedrooms,  2.5 baths, and a full basement.  It is described as “Beautiful end of group town home in Old Crofton* Largest town in Crofton, 1000 feet per floor* 4 bedrooms on upper level* All Brick* Oak cabinetry in KT, Granite counters, stainless appls* Gleaming hardwood floors entire house*Master Bath with floor to ceiling tile, cherry wood vanity, glass shower*All thermopane windows*Rec’d lights*Brick Patio*Finished Bsmt w/ Rec Room*Owner/Agent”.  This property was acquired from the bank by the current owner in October 2007, for $321,000 – it would be interesting to know the story behind this.

4.  Crofton townhomes are close to schools and community amenities.  Four townhome communities are located inside the Crofton triangle – the area defined by Routes 3, 424 and 450 – Crofton Commons, Crofton Georgetown, Crofton Towne, and Lake Louise.  These are highly desirable for their location within walking and biking distance of the Crofton Country Club, Crofton Swim & Tennis Club, The Village Green, two elementary schools, commuter bus service, and many community activities. 

Yet many other Crofton townhomes are equally convenient to Crofton Meadows Elementary and the recreational facilities at Walden Golf Course and pool.

5.  Fees for Homeowner Associations and Condo Associations are relatively low in Crofton, compared to other parts of the Washington-Baltimore metroplex.  There is no need to worry about these in advance because Maryland law provides several days for you to receive and review the governing documents of these associations, including their budgets and fees, after you enter into a contract with the seller.  If you find any of the Association’s rules or costs undesirable, you are entitled to withdraw from your contract of sale and obtain a complete refund of your deposit.
