Anatomy of a Savvy Crofton Home Buyer

I consider myself very fortunate to live and work in an area where the homes and neighborhoods are nice and home buyers tend to be classy well-educated people.

As I read the blogs of other real estate agents around the country, I’m reminded daily of how different my job is for real estate professionals in other parts of the country where agents may have to show property in rundown (even unsafe) neighborhoods and work with clients who may be marginally qualified, at best.

Here in the Crofton area, most of the clients I work with (and have helped over the years) tend to be well-prepared and realistic home buyers.  The minimal involvement of Crofton in the foreclosure frenzy is just one indication of that.

Many of my clients are pre-qualified before they even step across the threshold of my office.  They know what they qualify to buy because they’ve already worked the online mortgage calculators or even contacted a lender.  Pre-approval is the next step, before we actually look at homes, and most of my clients follow my recommendation to work with a respected local lender to get pre-approved within hours.

They under-buy, not over-buy

It’s safe for me to go out on a limb here and say that I don’t remember the last time one of my clients purchased a home at the top figure for which they qualify.  Of course, I can’t say for sure that every home buyer in this area under-buys, but mine usually do.

Familiar with real estate terminology –

Since many Crofton home buyers have owned a home previously, they not only know the terminology… they’re often experienced home buyers who are already familiar with the process.   Although I’m ready and willing to do so, it’s rare that I have to explain what an ARM (adjustable rate mortgage) or REO (real estate owned by bank) is.  First-time buyers have usually done their homework through reading and talking with their peers, and even they seem to be well-prepared for buying a first home.  Certainly more-so than the clients many of my peers work with across the country.

Aware of market conditions

Crofton home buyers EXPECT A GOOD DEAL and they’re not in the mood for negotiating.  There’s often a “take it or leave it” mentality with little or no willingness to pay more or accept less than they include in any offer.  Crofton home buyers soak up all the media reports about today’s market conditions (but I sometimes have to educate them about the fact that “all real estate is local” – that the Crofton’s market does not parallel the national real estate market).  Crofton home sellers, take note.
