Find out How Long a House has been on the Market

Crofton area readers often ask me this real estate question, since there are no quick links to the answer on this site (or any other that I’ve seen).

There could be any number of reasons for wanting to know how long a property has been on the market… the most common is that prospective sellers wonder how long it might take to sell their nearby home.  Another is that home buyers may wish to gauge how “desperate” a seller is likely to be.  Frankly, the “days on market” is not always an accurate indication of a seller’s motivation. 

Habitat ExteriorFor example, I took a listing last year from a Crofton couple forced to leave the country when appeals to avoid deportation had been exhausted for the wife (a medical researcher at NIH whose student visa had expired) and they needed to sell and settle by a “drop-dead” date when they were leaving permanently for Australia.  Their motivation and urgency on Day #1 of the listing was just as great as other sellers whose property may have been on the market for months. 

The sellers of some properties on the market “forever” are simply not motivated enough to sell their home at today’s prices.  In fact, they may have turned down offers, waiting for that one buyer who will pay last year’s price.  So… note to buyers:  don’t rule out a good deal on a home listed only a few days or assume the owner of a listing on the market for hundreds of days is highly motivated. 

Search for Homes ButtonUnfortunately, it’s not easy for consumers to find out how long a home has been on the market.  I tried it myself by clicking on the Search for Homes tab at the top of this page (or you can search on a button that looks like this one), and then scrolling down to Search for properties by Listing Number or by Street Address.  The report you’ll receive when you search by street address is very detailed, but “Days on Market” is not available on that report.

Then I went to Homes, a home search site you’ve probably heard about through the huge advertising blitz that’s underway now.  I entered the zip code for one of my listings in the box labeled “Look Near” and the property address in the box labeled “For”…  that home search tool couldn’t even find my listing.  (Reason #1 why you should use Search for Homes on this website instead of Homesdatabase – it’s easier to find what you’re looking for!)

Finally the answer to your question:  You’ll have to contact me and simply ask, “How long has _____ been on the market?”  I’ll email the answer back to you within hours, if not minutes.  I won’t add your contact info to a drip email campaign, knock on your door, or call you.  I won’t sell or give your contact info to anyone else.  You’ll simply get the answer to your question in an email – probably in less time than you’ve already spent trying to find the answer online. 

It’s THAT easy to find out how long a house has been on the market or get the answer to any other real estate question.
