How to Rent a Home in Crofton

How do you rent a home in today’s market… in Crofton or anywhere in the surrounding area?

Many people are renting a home these days, rather than buying, and competition for rental properties can be fierce.Rent Sign

Crofton area property managers confirm that credit-worthiness is extremely important to them, but some do make exceptions.  If you are credit-challenged, it’s important to be prepared with Items 1–3 as well as Items 4–8 which are typically required from all rental applicants:

1. An explanation for negative information on your credit report.

2. An expression of remorse and (hopefully) excellent credit prior to whatever occurred in #1.

3. An explanation of what’s changed that will ensure your ability to pay in full and on time now.

4. Employment information (including name and contact info for someone who can verify employment for the past two years).  Providing two recent paycheck stubs may be acceptable.

5. Current and previous rental information (including landlord or property manager contact info).

6. Birth dates and social security numbers of all adults who will be living in the property.

7. Names and relationships of everyone who will occupy the property.

8. Accurate description of pet, if any (type of pet and weight).

Most REALTORS in Crofton handle private rentals of individual homes and townhomes, but not apartment communities.

If you rent a home or townhome, you can expect to pay up to $40–50 to obtain a credit report for each adult living in the property plus one month’s rent at the time of application.  The credit report funds will be spent, whether you are approved or not, and those monies will not be refunded if your application is denied.  However, the amount equal to one month’s rent will not be deposited until your application is approved.  Prior to occupancy, you will be expected to pay another month’s rent – usually for the security deposit – plus any required pet deposit.

Apartment communities sometimes offer “specials” to reduce up-front costs for tenants – i.e., reduced security deposit or one month free rent.  You’ll have to check with each of them, as these “specials” change frequently.
