Did Anything Sell in Davidsonville MD Last Month?

The best news I saw last month for home sellers in Davidsonville MD in this 5-year chart of real estate statistics was “no new listings”.  Yet 3 homes sold/settled and 3 others went under contract.  Any time the inventory remains steady or goes down, as it did in December, that’s good news for home sellers. 

Still, at 3 home sales per month, the absorption rate is not favorable to home sellers.  It would take more than a year to sell all of today’s active listings – and only if no other new listings coming on the market throughout the year.  Of course, that’s an unlikely scenario.

This is no market for greedy home sellers.  Home buyers look for homes in 5-star condition, loaded with updated features, and bargain-priced.  Aggressive pricing is a must, even if that means a short sale.  I can just about guarantee that any overpriced homes are still on the market and will stay there until the listings expire or sellers price more realistically for today’s economy.

It is very difficult, if not impossible, to identify any trends in Davidsonville real estate because the volume of home sales is so low AND the zipcode includes communities in both upper and lower brackets.  Yet I believe it’s important to look at this information even if it’s not conclusive. 

The most accurate way to assess your home’s likely sale price, Mr. Seller, is to consult with me or the REALTOR of your choice who will evaluate your home’s condition, features, and location in the context of your competition, and make recommendations to you about everything from price to updating.


With such a large inventory of homes for sale, buyers have many options for finding and buying a home in Davidsonville MD.  Many of these homes have been on the market for 90 days or longer, and some of those sellers may be willing to negotiate. 

Given these two ideal conditions and today’s low interest rate, this is an excellent market for buying a Davidsonville home with terms favorable to you.
