New Sale Contracts Triple in Crofton During January

We saw 18 homes go under contract in Crofton during January 2011, compared to 6 in January 2010.

That 200% increase is the one really bright spot on this chart, which offers otherwise discouraging real estate statistics for last month. It reflects the uptick in activity we’ve experienced in my office at Long & Foster and across the zipcode for the past several weeks, and it’s the reason that real estate agents are optimistic in spite of the discouraging statistics we saw in other areas of Crofton real estate activity last month.

Other numbers (not included in the chart) that may interest you: 

Crofton Home Sellers:  Sales statistics for January 2011 reflect contracts written in November and December 2010, so let’s put those behind us and focus on the best indicator for 2011… The uptick in activity we saw in the number of new non-contingent contracts is good news.

Crofton Home Buyers:  November and December were good months for home buyers with both average and median home prices down and the average percentage of sold prices vs. list prices down, as well.  That window of opportunity may be gone, with more buyers competing with you in January and into 2011.


Real estate statistics are just one perspective on the real Crofton estate market, and it certainly isn’t conclusive.  Other factors to consider are the details of recent sales for comparables, i.e. homes that closely resemble yours, and a determination of how your property matches up with those “comps” as to features, condition, size, location and other factors. 

If you’re trying to “guestimate” the value of your home, you can’t rely on this chart alone, or on online resources that take into account only only data like this.  Pricing an individual property requires a personal visit by an appraiser or real estate professional who will pull all this information together for you.
