Crofton Market Report IconYou’ve observed over the past several months that real estate trends in the greater Crofton area often differ from one zipcode to the next (Crofton 21114 to Gambrills 21054, for example).  Serious home buyers and sellers often tell me they’re fascinated by real estate statistics and look at current and past information as they speculate about what the market might do in the next few months.  For some people, it helps with the timing of their own buying or selling decisions.

Even within the same zipcode, it can be interesting to note differences –  right down to the neighborhoods or types of housing.   For today’s market update, let’s look at sales for Crofton’s detached homes and townhomes.  I think you’ll see again that “all real estate is local” and the national media cannot be relied upon for information relevant to YOUR home.

I think it goes without saying that detached homes consistently sold for a higher dollar value than townhomes, whether you look at the median or average sold prices.  But another less predictable set of statistics is the Average Days on Market:
