Home Sales Up During March in Anne Arundel County

Margaret’s Monday Morning Market Update
Anne Arundel County, MD – March 2011

‘Tis the season for daffodils and cherry blossoms –  and SOLD signs in Crofton and throughout Anne Arundel County!

Daffodils on white backgroundThe number of closed home sales in Anne Arundel County during March 2011 was up 23% over February.  Also showing an increase from last month were the average sold price ($366,858) and the ratio of average sold to original list price (90.3%).  I expect a positive report for closed sales in April, as well, based on the fact that pending transactions were up last month.

When you compare March home sales with the same month last year, however, they were down 4% –  as was the ratio of average sold to original list price.

Really, it’s possible to report the numbers with either a positive or negative spin, because there is both good news and bad news – from one category to the next and depending on whether we’re looking at Year on Year or Month on Month stats.  Why don’t you take a look at this abbreviated report from MRIS and RBIntel so you can see for yourself:

AA County - 4-11-2011

Seeing the “big picture” is helpful, I think, but most of us are much more interested in the real estate market closer to home.  Each Monday, you’ll find a Market Update for a zipcode near you:  Crofton (21114), Bowie (20715), Davidsonville (21035), Gambrills (21054), or Odenton (21113).  You can obtain any of these reports upon request by contacting me at (301) 346–2923.
