Did the Crofton Real Estate Market Tank in March?

At first glance, it looks like the Crofton MD real estate market really tanked since last year, but that’s NOT the whole picture.

Remember the home-buyer tax credit in 2010?  Home buyers who probably would have bought homes throughout the spring and summer (maybe into the fall) pushed their own schedules ahead to purchase sooner, rather than later so they could get the $8,000 tax credit. Real estate statistics last year reflected that artificial stimulus, through June, and we can expect to see numbers driven by actual market conditions now and for the next few months.

So please don’t panic when you look at this chart…

We really can’t draw any conclusions by simply looking at year to year numbers, due to that artificial stimulus in the market.  Month to month figures, however, provide a more realistic picture – and, in some categories, a brighter one:

UP:  The average and median sold price, new contracts and average list price for sold homes.  Days on market increased also, but only slightly.

DOWN: Units sold and sales volume.

Yes, these are frustrating times for Crofton home sellers, but homes that are staged well, priced right, and marketed extensively online are still selling.  If you’re thinking of selling your home, call me to explore your options and find out how to obtain my home-sellers handbook.

NOTE:  If you’re an eagle-eyed statistics fan, you may notice that numbers reported by RBIntel on their website for previous years sometimes differ from the ones in my charts.  That’s because I am using RBIntel figures only for 2011, and previous years on my charts are based on statistics released by MRIS at the time.  They explained to me they are using slightly different variables. 

For example, the current figure for percentage of sold price to list price is based on the average original list price; previous years were based on the list price at the time of sale.
