Common Sense Home-Selling Secret #2

ClosetThe Common Sense Home-Selling Secrets I’ve shared with home sellers in the greater Crofton area for more than 30 years are more ”common sense” than they are “secret.”

Here’s #2:

Buyers are more likely to choose your home if they can imagine living in it.
In a word, CONDITION. They want to find and buy a home that is in good repair, uncluttered, neutral, clean and has some pizzazz. So… get busy!
1. Have a pre-sale home-inspection to find out about any electrical, plumbing, HVAC or structural problems. (Well, septic, and lead-based paint tests, too, if applicable.)  Make suggested repairs before you put your home on the market. Why?  This will eliminate most problems that arise between contract and closing.
2. Start organizing and packing to eliminate collectibles and piles of papers, clothes, etc.  Reduce accessories, visible toys, and even excess furniture.  Why?  This is preparation that won’t cost you anything, and might make some money for you if you sell some of those extras.
3. Neutralize inside and out by replacing decorator colors with neutrals and eliminating political and religious items. Why? Buyers won’t be distracted by “dislikes” and will be able to focus on the things they like about your home.
4. Wash windows, re-grout tile, scrub floors, polish floors, wash windows, shampoo or replace carpet… in some cases, “clean” requires  fresh paint on walls and trim, and/or new carpet. Why? Few buyers want to part with their hard-earned money to buy someone else’s dirt!  
5. Staging is the final step, and it’s one that few homeowners can do themselves, so ask me to recommend a local stager. Why?  Staging will convert your home from one that reflects your personality and lifestyle into a one where prospective buyers can imagine themselves living.  
If you invest time in the condition of your home before you put it on the market, your will sell more quickly and for more money.
